These are the answers to Kokoon’s most FAQ. If you have any other questions, or you want more detailed information, feel free to give our office a call and talk directly to one of our Home Building Specialists.
Why are you called Kokoon Homes?
Just like a cocoon in nature, when our homes are complete, the building envelope is sealed and insulated with an eco-friendly, soy based, high R-value, closed cell foam insulation that will have a lower annual energy cost when compared with a similarly sized traditional home.
Why Steel Framing?
Simply put, It is better.
What is your core product?
Kits: Walls, Roofing, and Flooring systems. We manufacture and sell a galvanized steel-framed (2016 National Building Code for 25 years), Class 1 fire-safe sprayed in place, soy-castor foam insulated wall panel system that assembles quickly and easily so a person with average skills and minimal tools can erect the frame of their own home themselves.
Kompaks (Tiny House on Wheels): Insulated steel framed shells built on custom designed trailers.
Why do you use steel instead of wood?
Steel is one third lighter and ten times stronger than wood. When combined with our soy-based foam insulation it creates an extremely strong and durable building envelope that is fire-retardant, mold and mildew resistant, energy-efficient, and rated for a 120 MPH wind load.
Why do you use Castor/Soy Foam – CLASS A Fire rated?
Our soy-based foam insulation creates an extremely strong and durable building envelope that is fire-retardant, mold and mildew resistant, energy-efficient and the 1lb and 2 lb is the most effective 2 part, sprayed-in, water borne insulation available.

Is it really easy to assemble? Can I really build my own home?
Three people can erect the walls of a 1,000 square foot home in about five hours using a ladder, screw gun, circular saw and a sawz-all.
Do you need a crane to help with the assembly?
No crane is needed. The panels are light and portable enough for two or three people to move and set them. Floor components will need a material handler or crane to set in place.
What comes with a do-it-yourself home building kit?
Most people purchase just the wall systems and roof panels and erect them on a locally purchased floor system. They’ll also purchase the truss system locally due to their size and the shipping logistics. We now have available steel framed trusses, they are more expensive than local sourced trusses. Call for details.
Can I purchase the floor and roofing system from you too?
We do manufacture those components and include them in our complete kits. Spans as long as 32 – 40 feet with appropriate bracing. Call for details.
What if I don’t want to assemble them myself?
Kokoon Homes offers construction services and an on site supervisor for a reasonable fee.
What if I DO want to assemble them myself?
Kokoon Homes offers training and consultation for those who need help erecting their own assembly. For a fee, a job site adviser is available to work with your crew.
How can I estimate the cost of a wall system package?
Contact us and we’ll help you!
What type of foundation can the walls be placed on?
The wall system will accommodate any foundation type, including poured slab, pier system, crawl space and basement.
What about installing plumbing, electric and HVAC?
We consulted with subcontractors during the design process to ensure that the wall systems were prepared for easy installation of utilities to save you time and money. The high R-value soy foam leaves enough space within the metal framework to allow for easy wire installation. This allows the homeowner complete control over outlet location.
How much is shipping?
We ship within 30 miles of our factory for free. The going rate per mile thereafter is $3.15 per mile. Container shipping for overseas projects is available as a quoted price.
Do you ship internationally?
Yes. We have designed our wall systems to be container shipped.
What do you mean by “eco-friendly?”
Average wood home uses 1 acre of trees – average Steel home uses 7 recycled automobiles.
We use recycled American steel and regionally grown soy-based spray foam insulation. Our manufacturing facility is energy efficient, uses recycled rainwater and has minimal material waste, which is all recycled. We also use locally produced steel and windows to reduce the carbon footprint of the delivery portion of the manufacturing process.
What is L.E.E.D.?
L.E.E.D. stands for Leadership in Energy and Environmental Design (LEED). For more information, visit the U.S. Green Building Council.
Are the homes L.E.E.D. rated?
Our homes currently meet the gold standard rating as established by the National Association of Home Builders. Owner site management and correct implementation can raise the rating to the platinum standard.
Do you offer off-grid options?
Yes. We can outfit your home with solar power and water heating, compost toiletry and rainwater collection systems.
Do You make Tiny House on Wheels?
YES WE DO! We have taken the same technology that we use to build our home kits and have applied it to building tiny houses on wheels. Our “Kompak” line of tiny homes provides you with a quality steel-framed, soy-insulated structure constructed onto a custom built trailer. Sizes range from 7/18 to 8/40.
Where can I park my Kompak Tiny House?
Locations are as different as the governing county, city, or town that you are living in. Areas are becoming more accepting and constantly adapting codes to allow THOW use. Check with your local government to find out what their specific codes and regulations are regarding tiny homes.
